Step 1: Target Marketing
Target marketing involves breaking down a market into segments and then concentrating your marketing efforts on one or more of a few key segments. Selling a home without knowing who your target market is, will prevent you from reaching your objective. Target marketing is the key to increased sales. You need to know the answers to the following questions to successfully market your property:

Airbnb Staging
Staging an Airbnb is a great way to make the investment property more attractive to more tenants. It requires a lot of time and effort to deal with selling the unwanted contents then making the home ready for resale. Your Staging Pros will take care of all these details for you. We will provide you with a detailed evaluation of what is needed to prepare the house for resale and set the stage to give the best first impression for potential buyers.
Our services include sorting and organizing home contents for sale, donation, disposing and recycling, removal of any garbage and household items that cannot be sold; cleaning of all rooms, windows, furniture, and household items; painting; carpet cleaning and completion of any minor repairs. If needed, we will arrange for the sale / auction of any unwanted furniture and household items. Our team is made up of experienced professionals who are dedicated to providing exceptional service. We work closely with our clients to understand their needs and provide tailored solutions that exceed their expectations.

Our fee varies depending upon the location of the property and the amount of time. For an owner-occupied property, a full consultation is $350 + hst.
There really is nothing a homeowner should do to prepare for a consultation. We can see past clutter and furnishings.
The realtor knows that his / her time and expenses in marketing are being spent on a property that will attract potential buyers through fabulous photos online, in brochures and other marketing materials.
The cost of the staging is most often less than the first price reduction should the property not sell.
If you list first without staging, you may end up missing out on any interested buyers who first saw your house and decided it wasn’t for them. It is better to capture them right away when the home looks its best.
It covers an initial assessment of furniture, accessories, room focal points, paint color, floors, lighting, de-clutter and repairs needed. This is followed up with a detailed plan for the work to be done by the homeowners, contractors, and our team. A proposal of the staging recommendations and costs is presented for approval.
Typically, a consultation can be scheduled within 1-2 business days.

Each staging is individually priced since we assess the style of the home as well as the likely target buyer demographic. Everything must fit the property – not just use something from our inventory. We identify the distinctive attributes of each home and tailor our staging approach accordingly.
An investment in staging can cost as little as a few hundred dollars for a consultation to several thousand dollars for staging services, furniture and accessory rentals or purchases as well as minor repairs. The fees also depend upon the size and condition of the home, how much work the owner is willing to do themselves and the price point of the home. On average, the cost of staging ranges from .5% to 1.5% of the property’s asking price.
Once a budget has been approved, a deposit to secure the staging delivery date is required. The balance of payment is due upon the day of the actual staging.
Any tasks that the homeowner or realtor has undertaken should be completed no later than the day before the final staging. This includes any maintenance, painting, repairs, housecleaning, and removal of extraneous items and furniture. Arrangements must be made to allow the driveway to be vacant to allow for delivery vehicles.
In most cases, once the budget has been approved, the staging can be scheduled within 5 business days, assuming any third party work can be accommodated in the timeframe.
We cover most of the GTA from Burlington in the West to Brooklin and Oshawa in the East, from Newmarket in the North to Lake Ontario in the South. Other areas are considered on a case-by-case basis.
The softer the market, the more you must differentiate the property from others. Staging is an investment – not an expense. It can increase profit by increasing the home’s value. Moreover, by cutting the time the home is on the market, ongoing mortgage, utility and maintenance expenses are reduced.
In a slow real estate market this is critical because you need to do something to motivate a buyer to make an offer. If the buyer is afraid someone else might buy their “dream home” they will take action. Otherwise, they’ll feel no pressure to buy because there are lots of properties on the market and prices are dropping in a slow market.
In a hot real estate market, home staging helps because if enough buyers are bidding on your home, the selling price goes up way past your asking price. Most buyers can’t look past unattractive or disorganized rooms or figure out how their furniture might look in an empty room.
In a hot market just about every house will sell, but the question is when and at what price? Even if it did sell quickly and at a good price, it doesn’t mean it was sold at its fullest potential.
One of our team members will be onsite to supervise whenever any deliveries from third parties take place.
The homeowners are responsible for any damage to any rental items used in the staging. Even if a property will be vacant, the owner must maintain insurance coverage to cover any loss or damage to these items and furnishings.
Soft items provided, such as towels, pillows and bedding, are new and should not be used other than for display purposes.
We respectfully request that all items be left in place until we are at the property at the completion of the staging.
